Model home tour: Condo living with plenty of space by Domicile in Orléans

Balancing a traditional style with something more contemporary for a modern look and feel, Domicile’s new model at Bergeron Terrace will appeal to a range of buyers.

The model is one of 14 remaining terrace townhomes in the private enclave of 49 condominium townhomes and flats in Chapel Hill in Orléans that is named after the family who farmed the land for almost 100 years until 2012.

The homes feature tankless water heaters, R-50 attic insulation, air conditioning, zero-VOC (volatile organic compounds) paint, granite counters as standard, cable outlets pre-wired with both Rogers cable and Bell’s Fibe fibre optic cable, and a useful “drop zone” with a USB receptacle for convenient charging. The whole community — indoors and out — is smoke-free.

The enclave features one- and two-bedroom flats on the upper floors, which are sold out, and two- and three-bedroom townhouses on the main and lower floors.

The two-bed units range from 1,274 to 1,305 square feet and start at $297,600; the 1,438-square-foot three-bed units start at $325,600.

The model

A generous entryway greets visitors to the open-concept three-bedroom model and features a powder room and a closet. The kitchen, which offers an island that easily seats three, is to the left, along with a passageway that leads to the living/dining room. There’s also a pantry and that drop zone.

As on the main floor, the lower level, which is partially above grade, features nine-foot ceilings, with a bedroom at each end. In between are both the ensuite and main bathrooms, as well as the third bedroom, which in the model has been left open to serve as a family room. The laundry is under the stairs.

Design

Domicile designers Miranda D’Aiuto and Katherine Skidmore have created a transitional space that will welcome equally a single professional, a young family and a downsizing couple.

They set the tone in the entry with a dramatic birch forest wallpaper from Bouclair Homes that pairs perfectly with a square wooden plant-holder and a bench with a wooden base.

A trio of stools with wooden seats at the kitchen island, engineered hardwood floors in a mid-tone, and a show-stopping sideboard from HomeSense and rough-cut wood coffee table in the living room tie the main-floor spaces together.

The pair used a mix of high- and low-cost furnishings throughout, including the neutral Chateau de Loire tufted sofa from Mobilia and complementary light red armchairs from Ikea.

“We tried to show it’s an attainable look for anyone,” D’Aiuto says.

Downstairs, which feels more contemporary, one bedroom done up as a nursery picks up the entry’s tree motif with a trio of playful wall decals, a dozen graphic trees on a cushion and a wall art series featuring woodland creatures.

The outdoor theme continues in the master, though its focus is more nautical than arboreal. Blue and white dominate, most notably in the focus wall of horizontal painted stripes, and fish turn up in several places.

“We wanted to just do something fun in the master bedroom to add a little bit of personality,” says D’Aiuto.

They have cleverly made the open third room do double duty. A casual sectional offers a comfortable spot for television watching, and a wooden shelf fitted with legs and a pair of chairs turn the space into an office.

In the area

Bergeron Terrace is located in Chapel Hill, an established yet growing Orléans neighbourhood. It offers every amenity, including schools, churches, recreational facilities and shops. A public library branch is less than two kilometres away, as is a city-designed off-leash dog park. The Jeanne d’Arc Queensway interchange is just four kilometres away and a bus that goes downtown stops within 500 metres.

The Greenbelt to the south and west, Green’s Creek to the north and Mer Bleue Bog to the east all offer outdoors facilities, including trails for hiking, cycling, skiing and snowshoeing.
